We are a land purchasing company, focusing on rental properties. Unfortunately, sometimes we find a great deal, but don't have enough available money. In these cases, we have to borrow the funds. Normally, you'd just go to the bank and apply for a loan. Depending on your credit worthiness, your down payment amount, and the value of the property, you may manage to get an answer within a couple of months. Meanwhile someone else has bought your great deal and you have completed a lot of paperwork for nothing.

That's where you fit in. You let us know how much you are willing to allow us to borrow and we find a property that fits within this amount, you can then lend us the money. We get a great deal, you get great money.

 

In essence, you are the bank.

Depending on the amount you are offering and the length of time we will be paying the money back, we can pay you up to 25%. Longer terms or larger amounts or longer terms will get better rates. We pay rates from 3% to 25%.

For further protection for you, all loaned funds will go directly to the title company, who will issue a Credit Line Deed of Trust and Term Loan Note. This is how you are protected, if for any reason we are unable to repay the loan, you have the ability to foreclose on the property, thereby owning it outright yourself. We only purchase under-valued properties, so you have a advantage in reselling the property or renting it out, whichever you desire.

All instalment payments will be monthly, via check to you, or wired directly to your bank. Or we can hold the funds until the end of the term, then give you one large payment. You get more then, as your interest gets compounded.

  • An example loan we recently completed: Sarah from Ocala, FL loaned us $100,000 for 2½ years at 9%. We paid Sarah thirty payments of $3,734.82, totaling $112,044.60. She made $12,044.60 in interest, without having to do any paperwork. She didn't even have to go to the bank to deposit the checks, since we direct deposited them for her.
  • Another recent loan, we only needed the funds to repair a building. Matthew from Temple Terrace, FL loaned $62,550 for one year. We held all the funds until the end of the year, then paid him $70,056, that's a 12% profit.
  • Robert from Oklahoma City used his IRA to loan us $957,000 at 15%. It is an open-ended loan, we are only paying interest each month. He's getting $11,962.50 every month, how's that for a retirement plan?
